Located just a 3-minute walk from MRT Putra Permai and surrounded by major highways, malls, hospitals, and international schools, this 757 sqft unit is perfectly situated for those seeking convenience and comfort.
With a Malaysian Contemporary concept, we blended local textures and materials with a clean, modern layout—bringing the feel of nature indoors while staying stylish and easy to maintain.
Understanding the Client’s Vision
The client wanted to increase the rental potential of the unit by turning it into a 4-bedroom layout. This flexible design approach allows it to be rented as either a whole unit or by individual rooms, depending on market demand—making it ideal for young professionals and students, including internationa ltenants from China, Arab countries, and South Africa.

Smart Meters in Every Room
Each bedroom has its own smart meter to track electricity and air-conditioning use, while shared areas like the kitchen and bathrooms are measured separately—helping tenants manage usage and costs. -
Additional Bedroom for Higher Rental Value
We transformed the living room into an additional bedroom, increasing the number of rooms without compromising overall functionality—an effective way to boost rental returns. -
Upgraded Kitchen with Island
Instead of the original developer layout, we reworked the kitchen to include an island—creating better flow and adding a popular feature for renters. -
Relaxing Shared Spaces with Natural Vibes
Inspired by outdoor elements, the communal area now includes floral patterns and natural textures that make the space feel calm and welcoming—encouraging tenants to spend time outside their rooms and unwind.

Electrical Circuit Detection
Some lighting and power points were looped or shared. Our in-house technician diagnosed the setup and made necessary changes for safe, clear separation of circuits. -
Unreliable Cargo Lift
Although the building is new, the cargo lift often broke down. We submitted an official report to management while keeping the client updated to avoid delays. -
Limited Access Cards
With only one card initially issued, we requested more from the client to improve team access and speed up the renovation process.
Studio Pandan’s Rental-Ready Design Strategy
To attract quality tenants and improve rental efficiency, we recommended furnishing the unit with essentials like:
- Washer, dryer, microwave, induction cooker, and hot/cold water dispenser
- Air-conditioning and water heaters in every room
- Two-door mini fridge in each room to avoid food sharing issues
- Study table, chair, wardrobe, and power outlets for comfort and productivity
- Digital door locks on all room doors and the main entrance for added privacy and remote access
- High-speed Wi-Fi to support work and study needs
